The above mentioned prices are current, however subject to change. Should a unit be made available to a prospective resident a 15% deposit and completion of formal documents is required to secure the interest.
Deposits of prospective residents who enter a formal contract with the organisation will be included as part of the ingoing contribution.
The total cost of the unit comprises two (2) elements, based on the total cost to occupy the unit. The first element is a non-refundable contribution of 15% (eg. Unit cost $195,000 = $29,250 contribution) This is used for providing on-going capital works and enhancement to the facility.
The second is an interest free loan, which is the remaining portion of the total cost of the unit (85%). From this interest free loan, 4% is deducted annually and calculated daily for up to 7 years (known as the departure fee.) This is to cover long term maintenance and to enable management charges to be kept as low as possible. Long term maintenance covers the replacement of all supplied white goods within the unit and structural repairs to the building as required and is not funded by the Residential Recurrent Charges.
Recurrent Charges cover repairs and maintenance to the buildings in general eg. external painting, door locks, broken windows, insect screens (not building structure), grounds, gardening, lawn maintenance, in-ground sprinkler system, water usage, sewerage and garbage collection, communal lighting, use of the Roundhouse, Country Club, BBQ, plant and equipment, insurance (including public liability insurance), pest control and repairs and maintenance to the unit inclusions, that is: refrigerator/ freezer, washing machine, blinds, carpets, light fittings, reverse cycle air conditioner and hot water service.
The Recurrent Charges are paid by direct debit monthly, and the prevailing rate is $14.33 per unit per day or $435.74 per month. Fees are adjusted with the increase in the total operating costs of the Village and any variations will be calculated in consultation with the Residents Forum annually with 14 days notice given in advance of their implementation. The increase in recurrent charges does not exceed the variation in CPI. The increase starts on the 1st of January every year.
